About the Role
DG Matrix is seeking a Facility Manager to own the day-to-day operations of our new manufacturing facility in Morrisville, NC. You will ensure the building, utilities, and physical environment are safe, compliant, and fully functional so that the manufacturing team can focus on building product. This role is the single point of accountability for everything the building needs to run.
Key Responsibilities
- Manage all day-to-day facility operations — building systems, utilities, cleanliness, security, and access control
- Serve as the primary point of contact for the landlord on all facility matters and lease obligations
- Coordinate and manage facility service vendors: cleaning, landscaping, pest control, waste management, and building maintenance contractors
- Oversee the facility maintenance program — HVAC, compressed air, lighting, electrical distribution, plumbing, and fire suppression systems
- Ensure the facility meets all EHS, OSHA, NFPA 70E, and local building code compliance requirements at all times
- Manage facility access control — key cards, visitor management, security cameras, and after-hours access
- Support facility ramp-up and build-out — coordinate with GC and engineering teams on construction activities, punch lists, and handover
- Track and manage facility-related expenses, utility costs, and service contracts within budget
- Manage parking, loading dock scheduling, and shipping/receiving area operations
- Ensure all facility permits, certificates of occupancy, and regulatory filings are current and on file
- Coordinate with Duke Energy on utility service, meter readings, and any electrical service issues
- Support space planning and zone activation as the facility scales through production phases
- Manage janitorial, waste, and recycling programs appropriate for a manufacturing environment
- Respond to and resolve facility issues promptly and without escalation where possible
Required Qualifications
- 4+ years of facility management experience in an industrial, manufacturing, or mixed-use commercial environment
- Strong working knowledge of building systems: HVAC, electrical distribution, compressed air, fire suppression, and plumbing
- Experience managing facility service vendors and maintenance contractors
- Familiarity with OSHA, NFPA, and local building code compliance requirements
- Strong organizational skills — able to track multiple open items, service requests, and vendor commitments simultaneously
- Excellent communication and vendor management skills
- Ability to respond to facility emergencies outside of normal working hours
Preferred Qualifications
- Certified Facility Manager (CFM) or equivalent credential
- Experience managing a brownfield or newly commissioned industrial facility
- Familiarity with commercial lease structures and landlord-tenant facility obligations
- Experience coordinating with utility providers on service matters
- Experience supporting active construction build-outs in parallel with ongoing operations
- NFPA 70E awareness — facility includes high-voltage manufacturing areas
